Condo and Strata Move-Out Guide for Vancouver
Clearing a Vancouver condo or apartment means working within the building's rules. Here's how we keep it smooth, from the strata forms to the loading bay.

Check the strata rules before anything moves
Every Vancouver tower has its own move-out rules. Start by contacting the strata or building manager to ask what's required: notice periods, move-out fees, deposits, allowed move hours, and any forms you need to fill out.
Ask about the certificate of insurance too. Many buildings require one before a move-out, and your cleanout crew will need it on file before the day. Confirm any of these steps with the strata directly, since the rules differ from building to building.
Book the service elevator and a loading bay
Most towers require you to book the service elevator for a set window. Reserve it as early as you can, because slots fill up, especially near month-end when leases turn over. Book a loading bay or parking spot for the truck at the same time.
Plan for protective padding on elevator walls and doors where the building requires it. We bring and install it where needed so nothing gets marked and the deposit comes back.
Handle move-out forms, fees, and deposits
Strata move-out forms, fees, and refundable deposits are standard in Vancouver condos. Fill them in early, pay any fees, and keep the receipt. The deposit usually comes back once the building confirms the move went smoothly and nothing was damaged.
If you're the executor and you live out of town, we can handle this paperwork on your behalf with the building manager. Just point us at the right contact and we'll take it from there.
Plan for quiet hours and neighbours
Towers mean close neighbours. Many buildings restrict move-out times to weekday business hours and ask crews to keep noise down. We plan the route from the suite to the truck to stay within the loading bay and keep common areas clear.
If the building has quiet hours or specific move windows, tell us and we'll schedule around them. The goal is a smooth day that the building manager is happy with.
Coordinate parking for the truck and crew
Parking in Vancouver towers is tight. Reserve the loading bay or a visitor spot for our truck, and confirm the route from the parking area to the elevator. If the bay has a time limit, we plan the load to fit within it.
For buildings with a shared loading bay, book early. On busy days more than one suite can be moving, and the bay is first come, first served unless it's reserved.
Clear the unit and leave it broom clean
On the day, we sort, donate, resell, and recycle the contents, then clear everything out. We finish by sweeping and tidying so the suite is broom clean and ready for handover, sale, or the next tenant.
For a strata, a broom clean unit helps protect the deposit and avoids any dispute over the condition the suite was left in. We hand the keys back to the building manager or return them as you've arranged.
We handle the building coordination
We've worked with strata managers across Vancouver. We can book the elevator, file the forms, reserve the loading bay, and coordinate the building manager so you don't have to. Confirm any strata-specific step with your building manager directly.
- We book the service elevator and protective padding where required
- We file move-out forms and handle deposits
- We reserve and use the loading bay the right way
